Assess your water heater: Check the nameplate or sticker on your water heater to determine the age of your water heater. Typically, a conventional gas water heater breaks down within 8 to 12 years from the manufactured date.
Be proactive, make a plan: Proactive replacement can save you time and stress while waiting for an old unit to finally fail can leave you locked-in on a polluting gas water heater for another decade. Make a plan to upgrade when:
Your water heater is at or near end of life.
You are planning a remodel.
Your water heater is electric resistance.¹

¹ Replacing an electric resistance water heater with a heat pump water heater can be a much simpler installation and significantly reduce your electric use but has limited incentive eligibility. Currently you can obtain a $500 retail coupon from Golden State Rebates and all Heat Pump Water Heaters are eligible for tax credits which can cover 30% of costs.
² Based on data from TECH, the average market-rate San Francisco Heat Pump Water Heater install cost has been $3,800 after incentives from August 2023 to July 2024. Multiple incentive programs from BayREN, TECH, and Golden State Rebates can reduce the cost of install by about $4,800 per project.
